Before I can give you my answer, I need more information of this situation.

First, "Local IP Address" issue.
Do you mean the below scenario at Serial tab.
(If you set this at MAC or IP tab, skip the below explain.)
You changed "Local IP Address" and then save this with [Write] button.
When you [Read] it again, but you can find "Local IP Address" has old value.

Second, F/W update.
Can you tell me more details such as the step you faild.(screenshot will be helpful)

Third, 801 error message.
Before read the environment value, you may set CSW-H85K as serial config mode.
You can push function button within 1 seconds(very shot time).
